  • Preliminary
    • In-person meeting with the key stakeholders.
    • Project site visit and discussions.
    • Offering of key construction insights and benefits of working with SJOC.
    • Initial site photos and measurements to prepare our project-specific proposals.
    • Proposal review, adjustments, and final acceptance.
    • Zoning Feasibility
    • Custom agreements are entered into.
    • The clients are granted 24/7 access to their personal client portal within our project management software program
    • The fun begins.
  • Architectural Design
    • Architectural design meeting takes place to capture every client wish and cover the numerous project details.
    • All communication is handled within our professional project management client portal system.
    • 3D laser scanning is performed for accurate site measurements.
    • 2D drawings with floor layouts are presented to the client to clarify all design needs.
    • Preliminary city permission is acquired.
    • Once the 2D design drawings are accepted, we produce 3D renderings to scale.
    • 3D drawings show the client firsthand what their space will look and “feel” like.
    • Preliminary construction cost estimates are provided.
    • Mechanical, structural, electrical, and/or glass engineering is completed.
    • Unlimited revisions are allowed prior to building permit submissions.
    • Building permit requests are submitted on our clients behalf.
    • Any necessary design changes are made swiftly.
    • Building permit is received and pre-construction begins.
  • Interior Design
    • From the 3D renderings produced and interior designer assistance, we electronically design every aspect of our clients project.
    • Selection of finishes and fixtures.
    • Designer shopping excursions with the client.
    • Colour consultation packages.
    • Custom window treatments, blinds, drapery, and furniture.
    • Any staging requirements are met.
  • Pre-Construction
    • Complete set of approved drawings are matched with the relevant tradespeople.
    • Cost breakdowns are listed according to their categories.
    • Final budget approvals are granted and the Construction agreement is entered into.
    • Financing and payment schedule arrangements are clearly defined.
    • SJOC team is briefed and the project schedule is defined.
    • Client introduction to the relevant SJOC Construction team.
    • Subcontractors and suppliers are awarded their scope of work details.
    • Notices of construction are given to all project stakeholders.
    • Site servicing and mobilization.
    • Material procurement and logistics are implemented.
  • Construction
    • Construction activities follow the specific project detailed drawings.
    • Daily records with pictures and videos are posted in the client’s portal, along with all relevant construction documentation.
    • Consistent communication is maintained throughout the project, which is coordinated with our Project Scheduling experts.
    • The workmanship is closely monitored to ensure drawing and design compliance.
    • Client walk-throughs are scheduled at various times through project duration to receive feedback and validate the design requirements.
    • Client requested changes can be implemented at any time during the project.
    • Consistent project payments are collected according to the construction stages.
    • Arrangements are made for the client transition into occupancy.
    • All inspections logs and certificates are received and stored within our online management software.
  • Post-Construction
    • Client walk-through with PDI (Pre-Delivery Inspection) checklist is cross-referenced with the agreed-to scope of work.
    • Warranty information is presented along with all necessary documentation and periodic maintenance recommendations.
    • Lien waivers are received from all tradespeople.
    • Continuous communication and updates over the coming years.
    • Photo/video opportunities and company reviews.
    • Celebration with the SJOC team for another beautiful project!
