What is Design-Build?
The design-build approach is a type of construction delivery method that combines the design and construction phases of a project into a single contract. When using other construction methods, like construction management or the design-bid-build approach, clients have different contracts with different entities, which can result in miscommunication leading to project delays and deficient work that can cause additional expenses.

The Design-Build Process
Our Design-Build process has seven main phases that interact and coexist throughout the project. Said phases can be arranged in four categories:
Discovery
Discovery is one of the most important stages of the construction process since it represents our first line of contact with you and your project. What are your plans? Is it a renovation or a new build? What is the budget? Is the project Residential, ICI, Military? All these questions and many others will be tackled during a discovery meeting. This conversation may take place over the phone, through email, a video call, or even during a site visit. Regardless, our top priority is you.
Our team of professionals is prepared to share their expertise and make recommendations, always considering your desires and budget. Once we’ve gathered all the necessary information to make a formal proposal, we will arrange a second meeting and present the results. We will go over the proposal, breaking down the details of your project while addressing any concerns that may arise. This approach will ensure a full understanding of the project scope between the client and the design-build team. As soon as the proposal is accepted, the pre-construction process begins.
Pre-Construction
The pre-construction stage is where we define your project’s planning scope while preparing a preliminary schedule. This is also the stage where we establish a Buildertrend portal profile so you can keep an eye on everything. Throughout this stage, we establish meetings regarding the intended result of your project. These meetings might include imagery, photos, and/or any other media that can illustrate your vision.
We create and present a detailed data analysis with our discoveries. We develop conceptual designs and establish a cost estimation. If needed, we will make any necessary adjustments based on your recommendations. Once accepted, we develop photorealistic 3D drawings that are presented to you for final approval. When approved, our team develops the architectural plans.
We carefully evaluate suppliers, select the best candidates, and prepare a final budget. Inspections and tests are done to ensure code compliance and to reduce the risk of unexpected scenarios, resulting in a solid foundation for your project.
Construction
Construction is the physical representation of your project. In this stage, you will be able to track its progress via Buildertrend. Buildertrend gives our clients 24/7, real-time access to their project requirements and information.
A dedicated project management team is assigned to your project to oversee construction. They are available to answer any questions and keep you updated on the latest developments to your project. The project management team develops and coordinates schedules to ensure deadline compliance. They also oversee material and equipment deliveries among many other duties that make your project a reality.
Post-Construction
In post-construction our team takes care of all the finishing touches and clean-up so you can start enjoying your new space. To ensure your complete satisfaction, training is provided for every aspect of your new build. From heating systems to emergency shut offs, we’ll make sure you’re prepared with everything you need to know so you can experience your space’s full potential. Additionally, we offer a 2-year warranty on workmanship and after-construction support service so you can come to us with any questions.
